So, I sold my house, no problem, but now I have nowhere to live. And I don't mean I can't find a place to meet my specs, I mean there isn't anything on the market. And as soon as there is, people are willing to spend a fortune just to get in.

It's very frustrating and I'm trying to be positive and think that my home will come, but I have to be out of here in a few weeks, so I am starting to worry.

Thought the tide had turned a couple months back and things were settled, but evidently not.

On the "Extended Stay" hotel tip below... Also consider AirBnB, if it's in your area (if you'd up for that kind of share).... People leasing out rooms in their homes or apartments for short/mid-length stays -- you can often stay in neighborhoods near where you'd be interested in living in anyway.... (again, depending on the initial region...)

2. Are rentals are difficult to find in your area?

Can you house sit for people who will be vacationing this summer? Put your things in storage? Take time to look calmly?

I have to be out of my home mid-summer. I guess the positive will be that it would be cheaper than buying, but I'm not sure if the rental market is any better.

6. Have you considered an extended-stay motel?

Microtel & the sort. You can rent weekly, thus avoid getting tied up in a long-term lease & hefty deposits (that you often lose). It will let you skip along until you find the perfect home. The weekly rates normally balance out to what you'd be paying for monthly rent, but offer you more flexibility. Of course, you'd have to put most of your stuff in storage.

I don't really want to go the storage route...I'm trying not to disrupt my daughter's life any more than I already am, plus I have kittehs, so I don't think the motel option will fly.

9. Can you clause the 'closing' to give you time to find something else?

Alot of times the sale/closing is dependent on the owner 'finding a new home' or some similar wording.
Can you rent it from the new buyer at least until you find something or do they intend to move in ASAP?

Or is it too late for that?

Does your area have a realtor's centralized website with all the available homes listed? In Indiana we have MIBOR.com. You can type in the area, price range, year built and other specifications (as picky as you want to be) and it will show all of the houses that meet those criteria. A website like that would be someplace to start, anyway ...

I check that puppy 5 times a day! In fact, I'm wondering what I'm going to do with myself once I do find a place and I don't have to surf for a home!

17. The banks..

This is what I hear from the Pacific Northwest. Nothing on the market.
The banks own most of the property. And they are not selling.

If building is an option in your area, consider that. Also don't forget if your proceeds are not invested in a year, you are liable for taxes. (check w/ tax adviser)

18. Ah, I see

Another problem i have heard is that CD rates are bad, so people are buying real estate with cash and so those of us financing are SOL.

Here, it's two yrs to reinvest. Unfortunately, building is not an option.
