I really like the idea of a small, simple home (not tiny) but I really want one with two bathrooms

Anyone see any floor plans to that effect? I seem to come across some beautiful small homes, but they all only have one bath.

You could enclose and space heat it. It could actually be really lovely, perhaps with a view towards an area that maintains privacy?

Something about that appeals to me. You could make it rustic, but very inviting.

maybe if I can build a separated-by-walkway workspace with sauna & bathroom that could work. Would need roofing to connect to the main house, though.

16. I'd enclose the front porch and make that a utility , laundry and mudroom.

In that room you could have your washer, dryer, water heater, furnace/boiler and a small closet for boots, shoes, coats and jackets.

If you didn't want the appliances seen by guests as they entered your home, they could be hidden by bi-fold doors.

Another option would be to build this over a full or half basement and have the basement stairs located in the aforementioned enclosed entry. All your appliances would be down there and there'd be room for a work/hobby area and much more extra storage.

19. I'd like to have a screened in porch for summer evenings, but I also definitely want a separate

utility room that will have a special nook for cat-related items.

I'm not much into accumulating things, so I don't want/need a lot of basement storage -- but a half basement is a possibility, so long as the house / basement are extremely well made, insulated, etc. Where we are now the basement is a leaky mess.

11. I have a few questions.

Oh, hi, Flaxbee! Hope all is well with you.

How often do you have company? Is it on a monthly basis? For more than a day or two at a time? Or is it only once or twice a year?

I used to think about things like houses, cars, etc. based on how it would affect guests. But then I realized that I was living in houses that were too big, just because once or twice a year I would have family come to visit. And I was driving cars that were roomier than I needed or wanted, except at those times when people were visiting. Then I realized that my guests could deal with a little inconvenience in life for the short period of time that they were here (or if they didn't like it, they could get a hotel room). And if I wanted that two-seater convertible sports car, I could rent a car when company was here.

Then again, I was raised in a house with one bathroom and six people, and we survived. I don't remember how we survived, but I don't remember fights or problems. I live in that same house now, with one bathroom, and it is not a problem.

I don't have people visit because I have no room (and because my husband is a slob). Honestly, I probably wouldn't have a lot of people staying over, but I'd like to have friends over much more than I do, and I don't want people traipsing through my bedroom to get to the bathroom. I want a private, en-suite bathroom.

The second bathroom could be very small - sink, toilet, stall shower - but I wannnnt it.

I don't want a big fancy kitchen, or a big car, but I want two bathrooms. And a small but very functional / well-designed mudroom/laundry room/cat-litter-box room. Lol.

have to be accessed through your bedroom? I would hate that too (and for more reasons than that unmade bed that usually sits there). Mine is just off the hallway.

And I agree with you about a laundry room!

Edit to add: Sammy is doing wonderful. We have had no health problems for months and he is fat and happy. Quite a pleasant surprise. And I am doing well too.

I dunno. It's just a weird peccadillo of mine - private en suite bathroom and separate bathroom for guests in the open living area.

Our current house has only one bathroom between the two bedrooms. It's fine, I suppose. I just like the idea of them being separate - and having a more utilitarian bathroom for easy of access and for guests that I can keep clean all the time vs. the one I share with my husband, whom you'd think was a hippo taking mudbaths from the state of the bathroom.
