There's room to bargain even now, though and lots of properties on offer--some will come off the market and be rented in summer and you can buy to occupy in fall.
If you are a fan of the P-Town scene, you will want something past the elbow--the traffic can get daunting. Also, P-Town is a ghost town in the winter--you can drive from Orleans to P-town in the off season and sometimes not see a single car.

(535 posts)Some folks prefer a less "gay" mecca as a place to own a home. There are so many places of beauty and peace and serenity on the Cape, (and the Islands), that gay and lesbian folks live everywhere, and enjoy their own particular location. Indeed, in winter, it can be argued that it's more enjoyable to live "mid-Cape" or out on some spit of land on the bay-side or the ocean-side, in Chatham, Dennis, or even Sandwich or Falmouth, (much closer to Boston by car for an evening out yet an hour from P-town if you want to to get there, too).
Antique dealers, retired teachers, artists, musicans, dancers, actors, business people, many gay and lesbian folks live everywhere on the Cape and Islands in their later years, all over the area.

(535 posts)medical services, (mostly in Hyannis) or even Sandwich, Bourne, Falmouth, (closer to off-Cape facilities).
Truro and Wellfleet, while way out there next to P-town, certainly have no problem with retiree's of all lifestyles, and more reasonable home prices. Wellfleet harbor has some nice shops and galleries and is so much less hectic than P-town in summer.
But throughout the entire Cape, from Memorial Day weekend to September, one needs to plan travel and shopping, carefully timing your travel to avoid "the bridges" ( off-Cape) on Sunday afternoon. It's always busy traffic-wise in summer all over the Cape, so think strategically about those issues, too.

But it really is nice place, lots of bike paths, bars, beaches, cute restaurants and shops, arty movies, and there's even a small boat (The Island Queen) that goes to Martha's Vineyard from a pier about a 1/2 mile from the center.

(67,112 posts)have changed. I guess it's more crowed than it used to be, I remember well the long 6A drives, but this will be different. I can smell the salt air again all ready! I've never lost my sea legs!
