1. Insanity. As a real-estate tycoon Trump should know that you cannot build on sand.

Laying foundations in sand is extremely tricky and has only recently been mastered. (Ironically, for off-shore wind-turbines.)

The foundations alone would make the project so expensive, it boggles the mind.
